Our business model is simple

1. Identify the appropriate properties

2. Organise the funds to purchase

3. Generate income from day 1 or as close as possible

4. Apply for Planning & Licensing as needed

5. Arrange the build (during which income ceases)

6. Either:

a) refill the rooms for income or 

b) re fill the rooms and sell or 

c) sell to a third party user such as a Registered Provider.

7. If 6a) option is chosen, then remortgage the property to release most - if not all funds - in order to invest in another project

8. The property can be marketed as an SPV for sale or the asset can be purchased out of the limited company

To deliver all of the above, I work closely with 2 sister companies

Location BH is a room rental company that operates in Bounemouth and Poole and is successfully run by Aneta Plec.

Dorset Property Lab is a construction company specialised in HMO developments run by my brother, Euan LaBouchardiere.
