I have lived most of my childhood and all of my adult life in Poole and Bournemouth, so these 2 towns are very close to my heart.
After having many employed jobs I became a self employed salesman in the late 1980s. I then went on to become a financial adviser in 1989 specialising in mortgages until I progressed into property developing in around 1995. During and after the property crash of 2008 I started venturing into room rentals and HMOs as a way to keep the wolf from the door.
Dealing with HMOs for so many years has given me an insight into what is required as well as what is acceptable. This knowledge coupled with my experience as a developer has led me to create a business model
for the creation of HMOs that limits risk and maximises income followed by serious gains in capital profit.

Case Study - Carlton Road
- Carlton Road was a derelict 11 bedroom house in Boscombe, Bournemouth.
- We secured the property in September 2019 and bought it for £365,000.
- The refurbishment costed 120,000 and took us 4 months to complete.
- We have remortgaged £510,000 against a new evaluation of £750,000.
- Between January 2020 and January 2022 we had a rental income of £85,000/year.
- We put the property on the market in the summer of 2021.
- We sold in February 2022 for £775,000.
